Located in the heart of Edinburgh’s financial district, Exchange Plaza is a landmark commercial property housing major organisations including Cairn Energy, Burness Paull, All Bar One and BrewDog.

Pump Action was appointed to deliver a tailored solution to improve the efficiency of the building’s HVAC systems, resulting in a significant reduction in energy consumption and long-term operational savings.

Origin:

The management company responsible for Exchange Plaza sought innovative ways to reduce energy consumption across the building’s HVAC systems. With increasing focus on sustainability and operational efficiency, they required a specialist partner to assess existing infrastructure and identify opportunities for improvement. Recognising Pump Action’s expertise, they commissioned a full system evaluation.

Approach:

Pump Action carried out a comprehensive assessment of the existing pump systems in collaboration with Danfoss, a leading variable speed drive (VSD) manufacturer. The review identified outdated pumps operating on Direct-On-Line (DOL) and star/delta starters, which ran continuously at full speed regardless of demand. A tailored solution was developed, replacing inefficient pumps with modern, high-efficiency units integrated with advanced VSD technology. The selected drives featured Automatic Energy Optimiser (AEO) and Automatic Motor Adaption (AMA), ensuring optimal performance and precise control based on system demand. The refurbishment was carefully planned and delivered over a two-week period, with minimal disruption to building occupants, demonstrating Pump Action’s commitment to efficient project delivery and client-focused service.

Outcome:

Following installation, an independent energy assessment by Hulley & Kirkwood confirmed a 31.7% reduction in energy consumption, equating to an annual saving of approximately £3,500. The upgraded system now operates more efficiently, with improved control and reduced energy waste across the HVAC infrastructure.
